Disney World hotel tiers: Disney-owned, Official, and Good Neighbor

The three tiers, and why the difference matters

People use "Disney hotel", "official hotel" and "Good Neighbor hotel" as if they were the same thing. They are three different arrangements with three different benefit packages, and the gap between the second and the third is the one that catches people out.

The first two tiers both get early entry. The third does not, and that is the single most important distinction on this page.

What is an Official Walt Disney World Hotel?

A hotel that stands on Disney land but is owned and run by someone else. There are twelve, in three groups:

• The seven Disney Springs Resort Area hotels on Hotel Plaza Boulevard — Drury Plaza, Hilton Orlando Buena Vista Palace, DoubleTree Suites by Hilton, Hilton Orlando Lake Buena Vista, Holiday Inn Orlando, Renaissance Orlando Resort, and Wyndham Garden Lake Buena Vista.
• The Walt Disney World Swan, Dolphin and Swan Reserve, run by Marriott, between EPCOT and Hollywood Studios.
• The Four Seasons Resort Orlando, in Golden Oak.

Shades of Green also sits on Disney land, owned by the Department of Defense, but is bookable only by eligible military and Defense personnel.

All of them get 30 minutes of early theme park entry at any of the four parks, every day — the same benefit Disney's own resort guests receive. None of them can sell you the Disney Dining Plan, because Disney limits that to hotels it owns and operates.

What is a Walt Disney World Good Neighbor Hotel?

An off-property hotel that Disney lists and sells packages for, without being on Disney land. Disney describes "dozens" of them and does not publish a fixed list on its own resort pages; bookings go through a separate Good Neighbor site or by phone.

Disney's own stated benefits are worth reading closely, because they are narrower than most people assume. Good Neighbor hotels:

• offer a variety of accommodation including standard rooms, suites and villas
• provide Walt Disney World Resort information
• have a Guest Services desk to help with planning
• offer transportation to Walt Disney World theme parks — "a fee may apply"

That is the list. There is no early theme park entry, no complimentary Disney transport, and no Disney Dining Plan. The programme is a marketing and booking arrangement rather than a benefits package, and a Good Neighbor hotel three miles away has no park perks that a non-participating hotel next door to it lacks.

Is a Disney Springs hotel a Good Neighbor hotel?

No, and this is the question worth getting right before booking. The Disney Springs Resort Area hotels are Official Walt Disney World Hotels on Disney property. Good Neighbor hotels are off property.

The practical difference is early theme park entry. Thirty minutes in a park before it opens to everyone is the most valuable perk Disney gives resort guests, and it is the difference between walking onto Seven Dwarfs Mine Train and queueing an hour for it. Every Disney Springs Resort Area hotel has it.

No Good Neighbor hotel does.

If a booking site describes a hotel as "near Disney Springs" rather than as a Disney Springs Resort Area hotel, check which of the seven it is against the list above — the wording is close enough to mislead, and only seven hotels are on that road.

What the Disney Springs hotels actually cost

The seven share their benefits, so the decision between them comes down to fees, parking and what is included. These are the figures as checked on 8 September 2026, and they move the total by up to $84 a night.

The Renaissance figure is the one we could not confirm from the hotel itself, so treat it as reported and get it in writing at booking. Every other figure here comes from the hotel, its brand, or a fee tracker.

Transport is the same at all seven and worth planning around: an hourly bus shuttle to the four theme parks. Disney's own resorts run buses every ten to twenty minutes, so a missed shuttle here costs an hour.

So where should you actually stay?

If early theme park entry matters — and on a park-heavy trip it is the benefit with the clearest cash value — stay on Disney property, either at a Disney-owned resort or at one of the twelve Official Walt Disney World Hotels.

The cheapest routes onto that list are the Fort Wilderness campsites from $82, a Disney value resort, or the Drury Plaza once you count its two included meals.

If you are driving and early entry is not a priority, Good Neighbor and ordinary off-property hotels are often much cheaper, and the Guest Services desk and ticket sales are conveniences rather than reasons.

The combination to avoid is paying an on-property premium at a hotel that does not carry on-property benefits. A Good Neighbor hotel charging near Disney Springs prices is the worst booking on this page.
