Disney's BoardWalk Villas
The short answer
The villa wing of the BoardWalk Inn, five minutes on foot from EPCOT's back gate. Studios sleep five and start at $673 in 2026. It has no Stormalong Bay — that is the Beach Club's — and the promenade it was famous for is mid-rebuild, so book it for the walk, not the nightlife.

We haven’t timed this resort yet. A door-to-gate time goes here once we have walked the route with a stopwatch at least five times — a single reading hides the variation that actually makes people miss a breakfast reservation. How we measure.

Who it’s right for
EPCOT and Hollywood Studios trips wanting the shortest walk to both. Parties of five, since the studio sleeps five. Larger groups and longer stays, where the wider villa range and better availability beat the Beach Club. Anyone who wants Flying Fish or The Cake Bake Shop on the doorstep. And guests previously warned off BoardWalk-view rooms over noise, which is now much less of an issue.
Who it’s wrong for
Anyone booking for the nightlife, which has largely gone and is not yet replaced. Guests who want Stormalong Bay, which this resort does not have access to. Magic Kingdom-weighted trips, on shared buses. And anyone who will be bothered by construction, which is running on both the promenade and the Inn through 2026.
Is it worth the money?
For the location, yes, and that is unchanged: five minutes to EPCOT's International Gateway, a walk or boat to Hollywood Studios, and a studio that genuinely sleeps five.
Against the Beach Club Villas next door, this is the harder call it used to be easy. The rooms are within three square feet of each other and cost $35 a night apart. The Beach Club has Stormalong Bay, which is the best hotel pool in Florida and which BoardWalk guests cannot use. The BoardWalk has more villas, so better availability, and a bigger range up to a three-bedroom Grand Villa.
The honest 2026 answer: take the Beach Club Villas if you can get them, and the BoardWalk Villas when you cannot — or when you need a one-bedroom, a two-bedroom or a Grand Villa, where the BoardWalk simply has more to sell. Do not book it for the evening atmosphere until you have checked what is open the month you travel.

What the rooms are actually like
Deluxe Studios are about 359 square feet and sleep five: a queen bed, a double sleeper sofa, and a pull-down single. That fifth berth is what separates them from most villa studios, and it is three square feet more space than the Beach Club Villas next door — the two are, for practical purposes, the same room in a different scheme.
Above the studio the range is unusually wide. One- and two-bedroom villas have full kitchens and washer-dryers, the two-bedroom comes as a lock-off, and there is a three-bedroom Grand Villa. The BoardWalk Villas is also much the larger of the two EPCOT-area villa resorts, which in practice means you are more likely to get the dates you want here than at the Beach Club.

Every room type, and who fits in it
Disney returns one room list for the whole property, covering BoardWalk Villas and BoardWalk Inn. It does not say which rooms belong to which, so neither do we. Straight from Disney’s own booking data, checked 2026-09-19. Occupancy excludes infants — Disney counts a baby in a cot separately, which is why a room that “sleeps 5” here can appear as 6 on their site.

Which room should you request?
The villa wing runs behind and above the promenade in the same turn-of-the-century Atlantic City scheme as the Inn. Rooms facing the BoardWalk still hear it in the evening, but noticeably less than they used to: with Jellyrolls gone the promenade quietens considerably earlier, and the standard warning against BoardWalk-view rooms is now out of date.
EPCOT's International Gateway is about five minutes on foot. Hollywood Studios is a longer walk or a boat. Magic Kingdom and Animal Kingdom are buses on routes shared with the other EPCOT-area hotels, which reviewers of the Inn describe as the resort's real weakness.

What has changed recently?
The promenade, substantially, and mostly by subtraction. ESPN Club closed in 2020 and never returned; Big River Grille & Brewing Works has closed; Jellyrolls closed permanently here after Easter 2025 and reopens at a different location in 2026. The Cake Bake Shop has opened as a restaurant, bakery and afternoon tea, and Disney lists Hurly-Burly as opening 1 October. Heavy construction is under way inside the former Jellyrolls and Big River buildings with no announced replacement, and the BoardWalk Inn is under refurbishment through 2026.

The best of the EPCOT-area villas for it, on room mix, not on desks. The one- and two-bedroom villas here have full kitchens, washer-dryers and separate living rooms, and there are more of them than at the Beach Club, so they are actually gettable. Outside the room, The Cake Bake Shop's bakery is a genuine café to sit in — which the BoardWalk did not have before 2025 — and EPCOT through the back gate is a five-minute change of scene.
Common questions
- Can BoardWalk Villas guests use Stormalong Bay?
- No. Stormalong Bay is restricted to guests of the Yacht Club, the Beach Club and the Beach Club Villas. BoardWalk guests have the Luna Park Pool with its Keister Coaster slide, which Disney Tourist Blog rates "fun" while saying plainly that it "doesn't hold a candle to Stormalong Bay" next door. If the pool is the deciding factor, book the Beach Club.
- BoardWalk Villas or Beach Club Villas?
- The studios are within three square feet of each other, both sleep five, and they cost $673 against $638 in 2026 — a $35 difference. The Beach Club has Stormalong Bay. The BoardWalk has far more villas, so better availability, and a wider range including a three-bedroom Grand Villa. Beach Club if you can get it; BoardWalk when you cannot, or when you need a bigger unit.
- Is the BoardWalk still a good night out?
- Much less than its reputation. ESPN Club closed in 2020, Big River Grille has gone, and Jellyrolls — the dueling-piano bar that made the reputation — closed permanently here after Easter 2025 and reopens elsewhere in 2026. Atlantic Dance Hall is the last survivor at that end. The Cake Bake Shop has arrived and is very good, but it is a daytime draw. Check what is open the month you travel.
- Is a BoardWalk view worth the extra?
- About $135 a night in 2026 — $808 against $673 for a standard view. It buys the promenade and the lights outside your balcony, and with the late-night venues gone it no longer buys the 2am noise it used to. That makes it a better-value upgrade than it has been for years, though a garden view remains the pick for light sleepers.
- How does a BoardWalk Villas studio sleep five?
- A queen bed, a double sleeper sofa and a pull-down single, in about 359 square feet with a kitchenette. Most villa studios on property sleep four, so this and the Beach Club Villas are the two worth knowing about if you are five people who do not want to pay one-bedroom rates.
